Having excellent reviews on your Airbnb profile can mean the difference in making hundreds to thousands more dollars per year. When you have outstanding reviews, travelers feel more trustworthy towards a host and are more likely to book at full asking price. Your home is also listed more often and towards the beginning searches, making it easier to be booked by travelers.

Give Your Guest a Local Treat
This is by far my biggest trick that goes a long way with guests. I usually go to the store and buy breakfast pastries or a local bottle of wine or 6 pack of locally brewed beer. 80% of my reviews always compliment me on that!
Communicate with your host or guest prior to booking if they have a preference of choice. I once hosted a family from Denmark and asked if she preferred beer, wine, or local artisan treats to get for her at the market as a welcome gift. She was so impressed that she brought me a few products from her country including Danish chocolates. The gesture was so sweet I automatically gave her a 5 star review.
A Forgot Something Bag
Forgot Something? bag with mini bottles of toothpaste, shampoo, conditioner, toothpaste, deodorant. What will cost you less than $10 can result in rave reviews that will end up making you hundreds more.
Create a Home Guide
Always be available to answer questions for your guests, but try to be as helpful as possible when you’re not there. Design a home guide answering common questions such as:
What’s the wifi password?
How do I find OnDemand programming on the TV?
Where are extra linens?
Is there a cafe nearby?
What number do I call if there is a maintenence issue?
Bonus points if you print, laminate, and bind the guide at a local office store.
Splurge for the Extras
Sign up for a television streaming service such as Netflix or Hulu, the extra $10 could earn you the difference between a 4 and 5 star rating, and ultimately more reservations.
A cup of coffee goes a long way. Create a coffee station in your home using a keurig, several coffee pod options, and cream and sugar. This extra touch is simple and you may already have a Keurig machine for your personal use, trust me, travelers will happily appreciate the caffeine break.
